PeckCheck provides informational land and parcel analysis reports, including buildability-related checks based on public records, third-party data sources, automated analysis, AI-assisted interpretation, and information submitted by users.

We do not store full credit card numbers. Payments are processed by third-party payment processors.

Some property records may include owner names, mailing addresses, assessed values, parcel boundaries, acreage, property characteristics, and other public-record information.

When you use the Service, we may generate and store information related to your use of PeckCheck, including:

- Friction ratings
- AI-generated analysis
- Report history

- Paid check usage
- Credit or pack balances

2. How We Use Information
We use information to:
- Operate, provide, and maintain PeckCheck
- Generate parcel and land analysis reports
- Identify parcel boundaries, zoning, flood risk, wetlands, slope, utilities, access, septic/sewer indicators, and other buildability-related factors
- Run automated analysis, AI-assisted interpretation, geospatial checks, and rule-based evaluations
- Display report history, viewed parcels, account information, free checks, paid checks, credits, or pack balances
- Process payments and manage paid features
- Respond to questions, feedback, and support requests
- Improve our website, reports, data quality, accuracy, user experience, and product features
- Monitor performance, debug errors, and maintain security
- Prevent abuse, fraud, scraping, unauthorized use, payment bypass, spam, or attacks

3. AI and Automated Processing
PeckCheck may use AI systems, automated tools, algorithms, geospatial analysis, and rule-based systems to process parcel information and generate reports.
Information you submit, public property data, third-party data, and report outputs may be processed by AI systems or other automated tools to provide the Service.
AI and automated systems may be used to:

PeckCheck does not store your full credit card number.

- Last four digits of a payment card, if provided by the processor

To generate reports, we may send parcel identifiers, addresses, coordinates, listing URLs, or other property-related information to data providers, mapping services, APIs, or other tools used to retrieve parcel, zoning, environmental, utility, geospatial, or public-record information.

We may disclose information if we believe it is reasonably necessary to:

- Protect the rights, property, security, or safety of PeckCheck, users, or others

Many parcel and property details used by PeckCheck come from public government records, real estate listings, third-party datasets, maps, or other public or semi-public sources.
These records may remain available from the original source even if you request that we delete information from PeckCheck’s own systems.
PeckCheck does not control county, city, state, federal, listing-site, data-provider, or third-party public records.
If you want to correct, remove, or restrict public property records, you may need to contact the original source directly.

We may use cookies, pixels, local storage, and similar technologies to:

PeckCheck is operated from the United States.
If you access PeckCheck from outside the United States, your information may be processed and stored in the United States or other countries where our service providers operate.

Some browsers offer “Do Not Track” signals. Because there is no common industry standard for responding to these signals, PeckCheck may not respond to them in a standardized way.
